Single-Family Homes
One house, managed properly — the same screening, the same reporting and the same maintenance discipline a large community gets, sized to a single door.
Portfolios & Scattered Sites
Multiple properties under one owner, across different addresses and property types, consolidated into one point of contact and one monthly statement.
Townhomes & Small Multifamily
Duplexes, triplexes, quads and townhome units — often owned individually inside a larger association, which means coordinating with that association as well as with the tenant.
Mixed-Use
Residential above retail or office, where two very different tenant types share a building, a roof and a parking field, and the leases behave nothing alike.

What We Do
Marketing & Leasing
We price the unit against what is actually renting nearby, list it, show it, and move qualified applicants through to signature. Vacancy is the single most expensive line an owner carries, so it is the one we work hardest.
Tenant Screening
Credit, income verification, rental history, employment and background — applied the same way to every applicant, documented, and compliant with fair housing law. The wrong tenant costs more than an empty month.
Rent Collection & Delinquency
Online payment with autopay, clear due dates, and a consistent escalation path when an account slips. Notices go out on time and in the correct statutory form, so nothing has to be restarted later.
Maintenance & Turns
Requests come in through one channel, get assigned to a vetted vendor, and get closed with documentation. Between tenancies we handle the turn — inspection, scope, repairs, cleaning and re-listing.
Owner Reporting & Disbursement
A monthly statement showing income, expenses and what was disbursed, with invoices attached. Year-end packages go to your accountant in the form they ask for, including 1099s.
Compliance & Registrations
Local rental registrations, inspections, licences and certificates carry dates whether or not anyone tracks them. We track them, and we handle the filings before they become fines.
