Janitorial Services

Common areas cleaned to a written scope on a set rotation — day porters, scheduled crews and the periodic work most buildings only remember once it is overdue.

A Building People Are Proud to Walk Into

Cleaning is the most visible thing a community buys and the easiest to let drift. Most contracts fail the same way: the scope was never written down, so what actually happens each week is whatever the crew has time for, and it shrinks quietly until a board member notices the lobby glass.

We start from a written scope and a rotation that names every area and how often it gets touched. That makes the work checkable, makes the price comparable when it goes out to bid, and gives you something concrete to hold a vendor to instead of an impression.

Areas We Cover

Lobbies & Entrances

Glass, floors, mats, seating and the mail area. The first fifteen feet of a building set the expectation for everything behind it, and they take the most traffic.

Corridors & Elevators

Floors, walls, thresholds, elevator cabs, tracks and call panels — the surfaces every resident touches daily and the ones that show wear first.

Restrooms & Amenity Rooms

Clubhouses, gyms, meeting rooms and common restrooms, cleaned and restocked on a set rotation rather than when somebody complains.

Trash Rooms & Chutes

Chute cleaning and sanitising, bin rotation, and the compactor area. Nothing generates complaints, pests or odour faster than this one being skipped.

Garages & Stairwells

Sweeping, blowing down, stain treatment and pressure washing on a cycle, plus stairwells and back-of-house corridors that ordinary cleaning routes tend to miss.

Pool Decks & Exterior Common Areas

Decks, furniture, walkways and entry hardscape, kept to the standard a resident expects to see when they bring a guest.

How It Is Staffed

01

Day Porter

On site during the day for spot cleaning, spills, deliveries, trash rooms and anything a resident or the manager flags in the moment.

02

Scheduled Crew

A full cleaning route on a fixed rotation — floors, glass, restrooms, amenity rooms and back-of-house, worked to a written scope rather than to memory.

03

Periodic & Deep Work

Pressure washing, floor stripping and refinishing, carpet extraction, chute sanitising and high dusting, scheduled ahead so it is budgeted rather than improvised.
