The team

Stalwart Management is a full-service property management company serving South Florida. We started with a small team and built deliberately, bringing a different approach to a sector that had grown comfortable with outdated methods and rising costs.

The background

Our principals have spent more than two decades in the private sector managing their own real estate portfolios, including holdings owned through private real estate partnerships. Portions of those portfolios involved ownership within condominium and homeowners associations, and they have served as board members—sitting on the hiring side of the table, selecting management companies and living with the results.

With first-hand knowledge of the industry, it was difficult to sit back and allow poor execution and a lack of knowledge to continue without wanting to improve it. That was the spark for getting involved in association management specifically.

What we found was consistent, and it had little to do with the size of the firm: simple requests that went unanswered, decisions deferred to other departments or vendors, properties that stood still while costs climbed, buildings left aged and unmaintained, and at worst, avoidable and unbudgeted expenses absorbed by the association.

We don’t think this comes from bad people. It comes from a model that stretches managers across too many properties, separates the person answering the phone from the person able to make a decision, and rarely asks whether the manager has ever operated a business or maintained a building. Those are structural problems, and they are easy to recreate. We know that—which is why Stalwart was built specifically to avoid them, and why we hold ourselves to the standard we once applied as board members hiring someone else.

The methodology needed to change. Stalwart was built to change it, and it has grown on word of mouth and referrals alone, because residents recognize the difference quickly.

Our team is not one manager wearing several hats. It is a group of licensed professionals who understand the work in depth:

  • Multiple licensed community association managers

Our principals also bring over twenty years of construction experience. Members of the team have built and operated their own businesses and owned and managed their own real estate portfolios. The legal fundamentals, accounting principles, employment and vendor relationships, taxes, and construction knowledge that property management demands were developed across two decades—before Stalwart took on its first client.

The vision

The measure of good management is how little the property demands of the people who live in it. When a community is run properly, residents aren’t chasing updates, boards aren’t relitigating the same issue month after month, and most problems are resolved before anyone has to report them.

Getting there takes two things: staying ahead of the work, and closing the distance between a question and its answer.

Proactive, not reactive. When we take on a property, we begin by walking it and identifying every problem—urgent and long-term, large and small. Everything goes onto a single prioritized list that the board can see. Then we work the list. Deferred maintenance is the most expensive habit in this industry; addressing it early always costs less than financing it later.

Technology in service of answers. We adopt the tools that shorten the distance between a question and a response—resident and board portals, digital records, tracked requests, and reporting that doesn’t need a translator. The technology is not the point. Speed and visibility are the point; the technology is how we deliver them.

Transparency as an operating requirement. Owners and boards should be able to see the status of their money, their maintenance, and their requests without having to ask. When the information is already in front of people, most of the friction disappears on its own.
